Villa Ortensia is ideal for a vacation with family and friends, combining relaxation and active leisure. Available facilities include an artificial grass tennis court and options for volleyball, basketball, mini football, table tennis, foosball, darts, and fitness. There are also 5 bicycles available to explore the beautiful surroundings. For complete relaxation, there is a sauna and heated pool.
The villa accommodates up to 8+2 people and consists of a large living room, fully equipped kitchen, 4 bedrooms, and 5 bathrooms, furnished with modern furniture. A spacious terrace with outdoor dining and an open grill provides extra comfort, while privacy is ensured by a high wall around the villa and olive trees.
The area around Svetvinčenat, known for the medieval Morosini-Grimani castle, offers numerous cultural sites and historical landmarks. Beautiful beaches on the Adriatic coast are located about 20-30 minutes away by car, ideal for swimming and sunbathing. Popular tourist towns Rovinj, Poreč, and Pula offer a vibrant nightlife, cultural events, and numerous activities for all ages. For food lovers, the area features many restaurants and taverns where local specialties, olive oil, and excellent Istrian wines can be enjoyed.

The villa has great potential in terms of its structure and original concept. You can see that when it was built around 10 years ago, it was envisioned as a true luxury retreat. The layout, design, and location all speak to that original ambition. However, time has taken its toll, and unfortunately, it hasn’t been properly maintained or updated. The kitchen is particularly outdated, both in design and functionality. The appliances are old and no longer meet the expectations of a luxury property. Similarly, the bathrooms show their age and require a full renovation, both due to wear and tear and outdated fixtures. Outside, the sunbeds are completely worn out — the cushions have deteriorated, and the colors have faded from years of sun exposure. The so-called gym is not particularly functional; the equipment is outdated and cannot be used effectively, which is disappointing for guests expecting modern amenities. All in all, I believe this villa was exceptional 7–10 years ago, but it no longer matches the standards of a five-star luxury experience. With proper investment and renovation — especially indoors — it has the potential to shine again. But as it stands, it falls short of what one would expect from a luxury villa today.
Das Haus ist großzügig geschnitten, wie auf den Fotos beschrieben. Wir hatten am Anfang zwar Probleme mit dem Heisswasser , aber Sanja war sofort zur Stelle und hat es behoben. Immer wieder gerne würden wir dort hin, vorallem auch wegen Sanja die uns mit auch mit guten Tipps zur Seite stand.
Es war ein toller Urlaub in einem tollen Haus mit super Betreuung von Sanja. Vielen Dank
