The modern Villa Balun is located in the Istrian village of Orihi. This villa is ideal for anyone seeking complete relaxation and enjoyment of the charms of Istria. The name “Balun” is inspired by the most widespread and frequently performed traditional dance on the Istrian peninsula.
The villa features three bedrooms, each with its own private bathroom. The modern kitchen and spacious living room lead to an outdoor terrace and swimming pool, where guests can enjoy sunbathing on loungers, refresh themselves under the outdoor shower, and pets even have their own dedicated pool approximately 75 cm wide. The outdoor area also includes a barbecue and a children’s playground, perfect for family moments.
The villa’s location is very convenient - a shop is only 550 m away and a restaurant 450 m. The village offers a 1 km circular walking trail, and nature lovers can visit a farm of Istrian Boškarin cattle. Nearby attractions include the Glavani Adrenaline Park (7.5 km), Feštinsko kraljevstvo Cave (8 km), and Morosini-Grimani Castle (6.9 km). Almost all beaches and towns in Istria are just a 20–30 minute drive away, allowing you to easily explore the entire region and enjoy a dream vacation.
During the colder months, guests can relax by the indoor wood-burning fireplace, while underfloor heating in all bathrooms ensures maximum comfort.

Sehr schöne und blitzsaubere Unterkunft. Bei Ankunft be- fanden sich Getränke im Kühlschrank, Obst, Hundeleckerli und Hundedecke mit Körbchen waren auch vorhanden, vielen Dank nochmals. Küche ist super ausgestattet, genug Geschirr und erstmals sogar Eierbecher!. Vermieter Luka sehr nett und erreichbar, besonders hervorheben möchte ich seine Kontaktaufnahmen auch zur Abreise. Sehr ruhige Gegend zum abschalten. Gute Pizza und einkaufen in Svetvincenat. Die Villa Balun kann ich wirklich weiterempfehlen. Pool war im Oktober angenehm mit 22 Grad beheizt. Das einzigste was ich verbessern würde, sind die schmalen Trittstufen im Gartenbereich, die. Kiesstrasse zum Haus war auch etwas vom Wasser ausgewaschen. Die Firma Istialux kann ich auch wieder nur loben für den Buchungsablauf.
Wir waren für eine Woche in der Villa Balun und wären gerne auf unbestimmte Zeit länger geblieben! Die Villa ist ein absoluter Traum. Das gesamte Grundstück ist vollkommen ausbruchssicher, was uns wegen unserer 3 Hunde sehr wichtig war. Die Vierbeiner wurden mit Hundepool, Näpfen und Leckerli begrüßt. Für uns gab es reichlich frisches Obst, sowie diverse Aufmerksamkeiten im Kühlschrank. Das Haus überzeugt vorallem mit seiner hochwertigen Ausstattung, es hat einfach an nichts, aber wirklich gar nichts gefehlt. Das gesamte Haus ist bis ins kleinste Detail durchdacht. Wir sind zu viert mit 3 Hunden gereist. Und unser Gastgeber Luca war immer erreichbar für uns, immer super freundlich und hilfsbereit. Es gibt absolut nichts zu bemängeln. Wir würden sofort wieder buchen! Mit dieser Villa macht ihr alles richtig!
Exzellent! Sehr sauber, super Service. Obst, Getränke, Kaffee und kleines Präsent in der Villa erhalten. Aussenanlage und Pool gepflegt. Lage ist super zur Erhohlung.
